Projects submitted for a retirement village in Navenby

Richard Overton of the NDC Group wants to build 48 bungalows on land adjacent to Cliff Villages Medical Practice, off Grantham Road.

Documents submitted to council outline a number of opportunities, including proximity to local amenities and good transport links.

Development will be centered around a central access road linking to the A607 and will include open space to the front of the site as well as a number of walking and cycling routes.

It will also retain views of the nearby grade II listed Wellingore Windmill.

The land had previously been approved for a care home surrounded by retirement bungalows, but the project was struggling to find an operator and was not considered viable.

Some of the new bungalows will include dormer windows, but most will be single-story buildings.

“This small-scale, low-intensity proposal responds to the opportunities and constraints of the site and contributes to the neighborhood’s housing objectives,” the developers said.

“It complies with the principles established for the site. Instead of constructing one large building block, this latest project creates a more dispersed format incorporating individual single-storey residences for independent living.

Approximately 12 of the proposed plots will be housing classified as “affordable”.
