Detailed plans for new Albourne retirement community submitted

Overall planning permission for the further care development, comprising 84 homes, was granted on appeal in 2020 for the former Hazelden horticultural nursery in west London Road.

Now the developers have submitted a Request for Reserved Questions, which sets out the detailed layout and design of the scheme, to Mid Sussex District Council.

The applicant is Senior Living Albourne Ltd, a special purpose entity of Inspired Villages, Legal & General and NatWest Group Pension Fund.

Inspired Villages will be the operator of the integrated retirement community.

The additional care units will be a mix of cottages, bungalows and apartments.

There are 12 apartments in the “village center” building offering “near care” accommodation located in the heart of the village. These homes are designed for people requiring higher levels of care which will be tailored to their individual needs.

The development proposals include five apartment buildings spread over two floors. These are either one or two bedrooms, some en-suite, all include fully equipped kitchens, most with an additional dining area. The apartments promote an independent lifestyle for residents and are designed to create barrier-free, enabling living.

The proposed master plan includes 20 chalets with their own independent entrance door and internal staircase. Cottages have a more traditional ‘home’ feel than other accommodation types and are aimed at potential tenants who are downsizing but want to move into a more familiar building scale.

The bungalows are either one or two bedrooms; all include a large living room, an equipped open-plan kitchen, accessible shower rooms and some include private bathrooms. There is a small group of connected bungalows in the southern corner of the site which take on a stable character.

The village center will include a range of communal spaces and wellness and support facilities. A fully equipped facility with a gym and fitness studio.

A shop, bookable workshops and a click & collect facility will be available to residents and the wider community.

The west end of the ground floor accommodates a range of ancillary uses such as a catering kitchen, utility room and staff areas.

An energy center will be contained in a small building helping the new community to operate without carbon emissions.
